Homes are newer than a 1970s Bonney Lake rambler, but they still take Pierce County rain, fir shade on the conservation tracts, and more wind than a sheltered lake-lot. HOA architectural rules and cul-de-sac parking change how a reroof is staged even when the shingles themselves are only a generation old.

Building permits, when required, are a Pierce County question for most lots — not a Bonney Lake city counter.
