Trustworthy Roofing is a licensed Washington roofing contractor based in Puyallup. Spanaway is an unincorporated community, so Pierce County handles permits. This page covers the County's re-roof rules, the local climate, and the communities around Spanaway Lake.

Roof replacement and repair for Spanaway homes

Spanaway is a Pierce County community, not a city. The County's Parkland-Spanaway-Midland Communities Plan says Spanaway is defined by Spanaway Lake and the regional recreation centers around it, with suburban and large-lot neighborhoods that grew east of Pacific Avenue and around the lake. Because the County governs the area, the County's Development Center, not a city permit center, handles building permits.

Spanaway's housing skews older than Graham's. The Census Bureau's Spanaway census designated place shows a median year built of 1989 and 12,021 housing units, with about 34.7 percent built before 1980 (U.S. Census Bureau American Community Survey 2020-2024 estimates, which cover all housing units, not only single-family homes). That is more than 4,000 older units, where roof edges, gutters, and fascia have been through many wet seasons. The census area is not the same as the County's plan area.

We offer full roof replacement, roofing repairs, gutter installs, gutter service and repair, fascia board repair, and emergency tarp service in Spanaway and unincorporated Pierce County. Call (253) 455-4347 or use the quote form to start.

Roofing services for Spanaway homeowners

  • Full Roof Replacement

With a large share of older homes, many Spanaway replacements start with what is underneath the shingles. The County's exemption does not cover sheathing replacement.

  • Roofing Repairs

After a wet winter, a stain on a ceiling or a lifted shingle is worth checking early, before water travels.

    View service β†’
  • Gutter installs

Gutters and downspouts handle the roof runoff from a wet season of about 40 to 45 inches of rain a year at the nearby NOAA stations.

  • Gutter service and repair

The County's plan describes large-lot residential areas around Spanaway Lake. Where trees are close to the roof, needles, leaves, and moss can clog gutters, and service and repair keep the water moving.

    View service β†’
  • Fascia board repair

Fascia boards run along the roof edge where gutters attach. On older homes they have had many wet seasons.

  • Emergency Tarp

If a storm or a fallen branch has opened your roof, a tarp can limit water damage until a permanent repair.

What Spanaway's climate and older housing mean for your roof

These points come from public weather, Census, and County sources. They describe the area in general and are not an inspection of your roof.

A long wet season

NOAA's 1991-2020 normals for the McMillin Reservoir station show about 45.1 inches of precipitation a year, with roughly 72 percent from October through March (NOAA climate normals). The Tacoma #1 station shows about 40.8 inches and about 76 percent. Neither station is in Spanaway, so treat both as regional estimates.

Older homes

About 4,168 of the 12,021 housing units in the Census area for Spanaway were built before 1980. Older roofs and the gutters and fascia that go with them are worth a look after a wet winter.

Moss and shade

Oregon State University Extension, writing about the same Pacific Northwest climate, says moss on roofs is common in the moist region, depends on shade, and can lift shingles and let water in. Trimming nearby trees to let in sun is its most effective long-term fix. That is Oregon guidance, not Spanaway data.

Snow and wind

The McMillin Reservoir station has an annual snowfall normal of 5.6 inches, and Puget Sound had two snowstorms in one week in February 2019. The University of Washington's climate office reports that gusts of 40 mph or more average about one hour a month at Sea-Tac Airport. These are regional figures, and we found no Spanaway-specific wind data.

Storm reporting

Pierce County Public Works lists a Spanaway office at 4812 196th St. E, phone (253) 798-6000, open Monday to Friday, 7:30 a.m. to 4 p.m., for County road trees. The County's windstorm page says to contact your local energy utility about downed lines, which depends on your address. If Puget Sound Energy serves you: Puget Sound Energy says to treat any downed power line as energized, stay at least 35 feet away, and call 911 or PSE at 1-888-225-5773.

Spanaway roofing permit rules in plain words

Spanaway follows Pierce County's rules, not a city's. The points below summarize the County's public pages as read in October 2026. Rules and fees change, so confirm with the County before you start.

  • Re-roofs the County exempts

The County's FAQ says a building permit is not required to re-roof a home or private garage with a roof slope greater than 2 in 12 when the total load of all roof coverings does not exceed 7.5 pounds per square foot.

  • Limits on the exemption

The exemption does not apply to the replacement of roof sheathing or to vegetated roofs, and exempt work must still comply with code, according to the County's exempt-work guide.

  • When you do need a permit

A job that includes sheathing replacement is outside the exemption. The County's online permit portal is linked from its Development Center page.

  • Historic properties

The County has a Landmarks and Historic Preservation Commission and a Register of Historic Places. The pages we read do not say whether an ordinary re-roof on a designated property triggers review.

  • Who to call

The Development Center is at the Pierce County Annex East Entrance, 2401 35th St, Tacoma, phone (253) 798-3739, email PCPermits@PierceCountyWa.gov. Phone and email hours are Monday to Friday, 8 a.m. to 4 p.m. Virtual inspections are at (253) 798-2769.

This is general information from public County pages, not legal or code advice. We could not open the County code text itself, so this relies on the County's FAQ and guide. Fee amounts, tear-off layer limits, and energy-code and ventilation rules for re-roofs were not confirmed here, so check with the County about your address.

Spanaway and the neighboring communities

These descriptions come from Pierce County's Parkland-Spanaway-Midland Communities Plan, which covers about 20.3 square miles in west-central Pierce County. We found no named subdivisions inside Spanaway in County documents, so none are listed.

  • Spanaway

Defined in the plan by Spanaway Lake and its recreation centers: Sprinker Recreation Center, Spanaway Park, and Lake Spanaway Golf Course. The historic town site lies south of Spanaway Park on the lake's eastern shore.

  • Pacific Avenue and Old Military Road

The plan describes the Pacific Avenue corridor, Old Military Road (the entrance to the east gate of McChord AFB), and 176th Street East, the main east-west link to Frederickson and South Hill.

  • Spanaway history

The plan says Spanaway was one of the earliest areas of settlement in Pierce County, Spanaway Park was founded in 1903, and Elmhurst Mutual Power and Light was established in 1922. That is history, not today's electric service area.

  • Parkland

A neighboring community in the same plan, defined by Pacific Lutheran University, with the historic Garfield Street neighborhood as its pedestrian commercial center.

  • Midland

A neighboring community in the same plan, a mix of urban residential and large-lot areas along the Portland Avenue East corridor, with commercial development along 72nd Street East.
