Plateau streets north of the older East Hill grid

Panther Lake is the residential plateau north of Kent’s older East Hill streets, around a lake the city groups with Lake Fenwick and Lake Meridian. King County’s ordinance on the annexation says the city filed to bring in about 24,000 residents of the Panther Lake Potential Annexation Area, voters approved the measure on November 3, 2009 with 56.40 percent of the vote, and the city set July 1, 2010 as the effective date. The streets we plan a roof around are the ones Kent’s transportation program names here: 108th Avenue SE, which the city calls SR 515, the Benson Highway, at the Panther Lake Library; the SE 208th Street corridor, where the city is connecting Panther Lake traffic signals to its fiber network; and 216th Street, where Panther Lake Elementary and Green Tree Park sit. Roofs take the same long wet season as the rest of the South Sound, plus shade where firs crowd a park edge, and the traffic of a state route instead of an empty court.

Trustworthy Roofing is Trustworthy Construction LLC, a licensed, insured family crew based at 5506 112th Avenue East in Puyallup. We already run into Kent and the rest of King County for full roof replacement, leak repairs, gutter installs, gutter service, fascia board repair, and emergency tarp. If your house is in Panther Lake, we look at the roof and put the scope in writing before anyone starts a tear-off. Estimates are complimentary. We are a CertainTeed ShingleMaster contractor.

Why Panther Lake homeowners trust Trustworthy Roofing

  • Wet-season roofs under tree cover

A house near Green Tree Park or the woods at North Meridian is not a wide-open valley warehouse. We look for moss in shaded valleys, needles in the gutters, and pipe boots that have spent too many winters damp.

  • Staging off SR 515

108th Avenue SE is a state route, not a side street. We plan the trailer for your driveway or the quieter block so we are not sitting in the Benson Highway travel lanes or blocking a neighbor during school hours on 216th and SE 208th.

  • Licensed local crew

Trustworthy Construction LLC is a licensed, insured Washington contractor and a CertainTeed ShingleMaster. You reach a family business at (253) 455-4347, and the same crew that writes the estimate does the work.

  • Kent paperwork when the city asks

The City of Kent says adding, repairing, or removing a roof needs a residential building permit. For a house or duplex, the city routes re-roofs through a Minor Work Permit with the Reroof subtype. We confirm your address is inside Kent and include that filing when the scope requires it.

Featured Pierce County replacement for Panther Lake shingle roofs

Architectural shingle roof replacement in Pierce County

This photo is an owned Pierce County roof replacement from our job library, not a stock image and not a geotagged Panther Lake address. It stands in for the architectural-shingle replacements we quote around the lake: a full tear-off to the deck, new underlayment and flashing, and a walkthrough before you pay. We are not assigning it a Kent street. The inspection stills above are a separate Auburn set that the catalog files with Kent.

What changes a roof around this lake

Shade along 216th and 120th

Green Tree Park is a 1.5-acre neighborhood park at 120th Avenue SE and SE 216th Street, with a path and playground under the trees. North Meridian Park and Playfields, at 22828 120th Avenue SE, is 35.3 acres the city describes as a park on the East Hill, with wooded trails beside the ballfields. North slopes and that canopy hold moisture. Moss in the valleys and gutters packed with needles are the pattern we expect on nearby roofs.

Panther Lake traffic on SR 515

The city’s 2026–2031 Transportation Improvement Program names 108th Avenue SE as SR 515, the Benson Highway, at the Panther Lake Library, and it lists a pedestrian crossing project there. The same program carries the Benson corridor as SR 515 from Kent-Kangley Road (SR 516) at 104th Avenue SE up to the city limits. We do not use that highway as a laydown yard. Materials stay on the property.

School-hour streets

Panther Lake Elementary is at 10200 SE 216th Street. Kentridge High School is at 12430 SE 208th Street. The city is also running fiber to traffic signals and replacing signal controllers along the SE 208th corridor in the Panther Lake area, and it has a widening project on 216th Street from 99th Avenue S to 108th Avenue SE. We set the schedule around pickup and that road work instead of assuming a clear lane all day.

Rain, flashing, and fascia

A long wet season is the South Sound default. Around Panther Lake that shows up as failed pipe boots, tired step flashing, and fascia that stays damp under overflowing gutters. We talk about shingles, underlayment, flashing, and ventilation we can see — and we repair fascia or gutters when the inspection says the roof alone will not keep the water off the walls.

Roof replacement cost in Panther Lake

A Panther Lake roof is priced after we see it. Pitch, layers, how the trailer fits off SR 515, and whether valleys are packed with needles change the number more than a King County average would. We do not publish per-square ranges. You get a written estimate from the crew that will do the work, and the quote is free.

  • Pitch and stories

A low-pitch rambler near Green Tree is a different setup than a two-story with several valleys facing the trees at North Meridian.

  • Tear-off layers

Older asphalt roofs sometimes carry more than one layer. Deck repairs show up after the tear-off. The proposal says how we handle that.

  • Highway and school access

108th Avenue SE, SE 208th, and school-hour traffic on 216th can add time for material handling. We plan that into the schedule.

  • Flashings, gutters, fascia

Skylights, chimneys, mossy valleys, and rotted fascia next to packed gutters are common add-ons on these inspections.

Our Panther Lake roofing process

  1. 01

    Panther Lake site assessment

We walk the roof or look at planes we cannot safely stand on, and we note pitch, moss, flashing, and where a trailer can sit off 108th Avenue SE or SE 208th.

  2. 02

    Written estimate and Kent permit

You get a proposal with materials and timeline. If the City of Kent requires a re-roof permit for a 1–2 unit home, we file the Minor Work Permit the city specifies.

  3. 03

    Tear-off and install

Crews protect the property, tear off to the deck, and install underlayment, flashing, and shingles. We are a CertainTeed ShingleMaster contractor.

  4. 04

    Cleanup on the plateau streets

Magnet sweep, debris hauled off, and driveways left usable on SE 208th, SE 216th, and the side streets between 108th and 120th.

  5. 05

    Walkthrough before payment

We walk the job with you. You pay when the work is complete and you are satisfied — the same process we use on every roof.

Nearby attractions

  • Panther Lake

The City of Kent lists Panther Lake with Lake Fenwick and Lake Meridian as shoreline lakes that have public access, and it notes non-native aquatic vegetation on those three lakes. USGS keeps a monitoring location named Panther Lake King County in the Duwamish subbasin.

  • Kent Panther Lake Library

King County Library System’s branch at 20500 108th Avenue SE, Kent, WA 98031. KCLS lists it as opening March 23, 2019, in a 5,000-square-foot building. The city’s transportation program sites a pedestrian crossing on 108th at this library.

  • Green Tree Park

A 1.5-acre city park at 120th Avenue SE and SE 216th Street, with a youth zipline, playground, basketball, and a picnic path. Tree cover here is why we look at moss and gutter volume on the surrounding roofs.

  • North Meridian Park & Playfields

A 35.3-acre park at 22828 120th Avenue SE. The city describes it as a park on the East Hill, with baseball, softball, cricket, and wooded trails. The address sits on the same plateau streets as Green Tree Park.

  • Garrison Creek Park

A 4.8-acre park at 9615 S 218th Street with tennis, basketball, a playground, and the creek. The city currently limits it to pedestrian access because of construction on the adjacent roadway, which is worth knowing if we are scheduling a roof nearby.

Local living

Panther Lake students are in the Kent School District. Confirm your assignment with the district; the map is what matters. Campuses on these streets include Panther Lake Elementary at 10200 SE 216th Street and Kentridge High School at 12430 SE 208th Street. The lake’s published coordinates come from the USGS monitoring location Panther Lake King County.

King County Ordinance 16869 records the annexation of the Panther Lake Potential Annexation Area: about 24,000 residents, a November 3, 2009 vote of 56.40 percent, and a July 1, 2010 effective date. Kent’s 2026–2031 Transportation Improvement Program calls 108th Avenue SE the SR 515/Benson Highway at the library, programs fiber and signal-controller work along the SE 208th Street corridor in the Panther Lake area, and lists a widening of 216th Street from 99th Avenue S to 108th. South of that, WSDOT’s SR 516 project identifies SR 515 as 104th Avenue Southeast where Kent-Kangley meets the hill. When a re-roof needs a permit, the paperwork starts on the City of Kent residential building permits page. We stage around school pickup and that highway instead of treating 108th like a quiet lane.

Panther Lake roofing questions

Panther Lake addresses inside the city follow Kent’s rules. The City of Kent says a residential building permit is required for adding, repairing, or removing roofs. For a house or duplex (1–2 units), the city tells you to apply as a Minor Work Permit with the Reroof subtype and Residential work type, and to list the materials coming off, the underlayment if you are using it, the new materials, and the contractor’s Washington license number. Buildings with three or more units use the commercial work type instead. We confirm the address and file when the scope requires it. If the house is actually outside city limits, that is a King County question instead.
